Booking your stay at The Longbarn at Caerfallen
Terms and Conditions
We (the owners of the Longbarn) want you (the person booking a stay at The Longbarn) to enjoy your holiday experience and believe that clear terms and conditions help ensure this.
Once we have confirmed your booking in writing via post or email, a contract is formed between us on the basis that you agree to the Terms and Conditions set out below. The contract binds you and all members of your party.

The Good to Go/Barod Amdani Industry Standard mark means we have followed government and industry COVID-19 guidelines, have a risk assessment in place and a process to maintain cleanliness and aid social distancing.
Please note changes to our Terms and Conditions due to the Covid pandemic
1. Our check in time is now 5pm on the day of arrival and our check out time 9am on the day of departure to allow for the required extra cleaning.
2. If you or any of your party are exhibiting Covid symptoms prior to your stay you must follow the latest NHS guidance and not travel under any circumstances. We ask that you inform us and do not come to The Longbarn.
3. If you develop or a member of your party develops symptoms during your stay and a test confirms infection please let us know and leave the property immediately so that we can take the necessary steps to deep clean the property. If you develop or a member of your party develops acute breathing difficulties during your stay please call 999
4. Similarly, if you develop or a member of your party develops symptoms within 14 days of your stay and a test confirms infection please let us know immediately to allow the necessary measures to be taken.
5. If you are unable to come to The Longbarn for a booked holiday due to Government restrictions we will re-book another date or refund you in full.
Booking and paying for your holiday at The Longbarn

Your booking will be confirmed when we receive your payment of a non-refundable deposit of one third of the total booking value.
We accept payment by Bank Transfer or by cheque.
If paying by Bank Transfer please pay within 48hours of making your booking. If payment is not received the dates will be released and the booking will be void.
If paying by cheque please confirm that the cheque is in the post within 48 hours of making the booking. Your booking will be confirmed when your cheque has cleared. If payment is not received the dates will be released and the booking will be void.
Once your booking is secured by deposit, we will send you a written booking confirmation. Please note that bookings made through our on line booking system are provisional until confirmed.
The balance of your booking payment must be received at least 8 weeks before your holiday rental start date. We will send a payment reminder however, if payment is not received by the due date your booking will be cancelled and the deposit retained.
In the case of bookings made within less than 8 weeks of your holiday rental start date, the full booking cost is due at the time of booking.
Payment can be made by Bank Transfer (BACS) or by cheque. For bookings made less than 3 weeks before the rental start date, payment must be made by Bank Transfer.
Please note: You must be 18 years old or over to make a booking.
Cancellation
Please let us know at the earliest opportunity, preferably by telephone and then in writing, if you need to cancel. If you cancel via email or post and do not receive an acknowledgment within 3 days, please get in touch again so that we can confirm your cancellation.
Cancellation notification more than 8 weeks before holiday start date:
If you cancel more than 8 weeks before the start date of your holiday rental booking, your non-refundable deposit will be retained by us. Any other monies will be returned to you.
Cancellation notification less than 8 weeks before holiday start date:
If you cancel within 8 weeks of the start date of your holiday rental booking your full payment is non-refundable. We will refund your full payment less the non-refundable deposit if we are able to re-let the dates for which you cancelled.
We will endeavour to work with you if you need to change dates after booking however, we are under no obligation to do so. An administration fee of £42 will be charged. If there are no dates available to suit you, the booking will be treated as a cancellation – see above.
We recommend that you consider taking out a holiday cancellation insurance policy.
If for reasons beyond our control we have to cancel your booking, we will fully refund your payments made to us.
Arrival and Departure
Arrival time is from 5pm on the first day of the booking and departure is before 9am on the last day of the booking.
Care and use of The Longbarn
The maximum number of people staying at the Longbarn must not exceed 6.
We only accept up to 3 children over 8 years old.
We ask that you, your guests and any visitors you may welcome during your stay keep The Longbarn and its contents in the same condition and repair as found on arrival. Accidents do happen so please inform us of any damage, breakage or loss so we can mend or replace as necessary.
The costs of damage or loss of contents or keys, inappropriate use of the facilities or of the need for specialist or deep cleaning following your stay will be invoiced to you at cost and you agree to pay such costs.
Smoking is not permitted anywhere inside or in the garden or grounds of The Longbarn or on the Caerfallen site generally.
Please lock the doors and close the windows when you leave the property unoccupied.
The Longbarn should be used only for personal and domestic purposes.
We retain the right of entry at all reasonable times for purposes of inspection or to carry out necessary repairs or maintenance. We would always try to check with you to avoid undue disruption to your holiday. We also reserve the right of entry in an emergency where immediate access may be required.
We reserve the right to refuse bookings from groups of people under 21 and/or hen or stag parties. You must inform us at the time of booking if your group falls into any of these categories.
Under no circumstances can the property be re-let or sub-let.
We also reserve the right to terminate a contract and ask you and your guests to leave without notice and without refund if it is deemed necessary as a result of your or any of your guest’s behaviour or any breach of these terms and conditions.
Liability
We cannot accept responsibility or financial liability for any accident to you or other members of your party whilst staying at The Longbarn. Nor can we accept responsibility or financial liability for loss or damage to your property/personal effects/vehicles etc. whilst at The Longbarn, however caused during your stay.
Special Requirements
We welcome up to 2 well behaved dogs which must be pre-booked and paid for on booking at a cost of £20 for one dog or £35 for 2 dogs per stay. Registered Assistance dogs are welcomed at no charge.
Dogs must be kept downstairs (stairgates are available) and are not permitted in any bedrooms. Dogs must also be kept off the furniture.
Please do not leave dogs in the house unattended.
The Longbarn’s private garden is fenced but is not dog proof. From April 1st to December 1st each year there will be sheep and lambs in the surrounding fields therefore dogs must be kept on leads during this time. Please clean up after your dog.
